Reach Architects is a full-service architectural firm that guides your project through the design phases from start to finish. Every project starts by defining and developing the core concept that seeds the design with intentionality. The Full-Service design phases are then organized to work out how to realize that concept in the real world, and create the drawings and instructions necessary for contractors to deliver the completed project. Throughout the design phases, we team with engineers and expert consultants to deliver a highly integrated and efficient building solution to meet your goals. In addition to helping select the right contractor, during construction Reach will act as an owner’s representative to answer questions, review submittals, and visit the project periodically ensuring the project is built as designed. Full Architectural Services typically involve six months to a year of design, and a year or more of construction.
Through the years we have worked on projects of varied scales; here in Texas, across the US and even abroad; involving new construction, renovations, additions, and historical work; in metropolitan settings, rural settings and everywhere in between; involving a wide array of project types including residential, commercial, mixed-use, non-profit and institutional projects.
residential builder & developer services
Many of our projects are with builders, residential developers and clients who already have systems and processes in place for final material specifications, and standard construction details. For these clients who are set up to handle the details on their own, we can provide streamlined services that include providing a limited subset of architectural sheets with general material callouts, and details that are sufficient for permitting. This “Builder’s Set of Drawings” is limited to defining the general character and code compliance of the building, while leaving the details up to builder/developer.
We have become well versed in in the City of Austin’s residential development process with respect to Subchapter F and other permitting requirements for, townhome, single family, and infill house + ADUs. The design process typically takes between 6 to 8 weeks with construction administration or site visits provided as an additional service. Engineering is procured directly by the client/builder/developer and typically takes place once our drawings have been completed. For multi-unit residential development, we provide architectural options sets for scalable deployment of custom-selected options across a family of home designs on varied development sites.
master planning & visioning
For clients who are at the beginning of their journey, or re-imaging an existing one, Reach employs a collaborative process that starts with listening, research, and data collection. Working together through meetings, surveys, and charettes, using researched-based intentional design, Reach will help define the parts and pieces that make up your project and deliver a document that will serve as a road map for future work. This is the dreaming phase, where we begin to give form to your vision and start to define the character of the larger project and the type of environment that will be created. It is deeply iterative and collaborative, where we present ideas and take your feedback to inform each step in the process. It is not uncommon for this work to be used in either marketing and/or fundraising efforts prior to the commencement of Full Architectural Services.
